Home Information Packs:Since 14 December 2007 every home put on the market, no matter what size, must have a Home Information Pack. It brings together valuable information at the start of the process which could save you money, time and stress. The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, local authority searches, evidence of title and water and drainage searches. Credit Quest Ltd is registered with the Property Codes Compliance Board (PCCB) as a subscriber to both the HIPS and Search codes. Our HIPs are fully backed by £4 million professional indemnity insurance. All searches contained within the HIP are also independently backed and regulated and we only use accredited and insurance backed DEA’s.
Home Information Packs (New Builds):A new build home or a property currently under construction and being marketed requires a Home Information Pack. The key differences between new build properties and older properties are: • If the property is still under construction the HIP will not contain an EPC but a Predicted Energy Assessment (PEA). This is based around the SAP rating that must be provided by either the builder or property developer. The PEA should be upgraded to an EPC once the building has been completed. • The Local Authority Searches, Drainage and Water Searches may cover a wider area and not a specific property if the property has not been allocated a postal address. The Land Registry will cover the whole of the site under construction and not any specific property. The documents contained within your New Build Home Information Pack are: • Index • A Predicted Energy Assessment based on SAP Ratings provided by you or an EPC of the property is fully built • Sale Statement •Evidence of title • Local Searches •CON29DW Drainage and Water Report • Copy of Home Warranty
