The Drainage Search (CON29DW) is provided by the relevant Water Authorities in England and Wales. The search reveals information concerning water and sewerage assets and any associated liabilities relevant to the property. Credit Quest can offer two types of report: residential and commercial.
Residential Drainage Search (CON29DW):
This report tells you the following:
• Whether the property is connected to mains water
• Which company supplies the water
• Whether water mains are located within the boundaries of the property
• Whether the property is connected to mains sewer
• The basis for charging for sewerage and mains water supply
Commercial Drainage Search (CON29DW):
The CON29DW Commercial Search provides a more comprehensive service aimed at commercial property transactions. In addition to the information revealed in the residential CON29DW report the following information is also included:
• Foul Sewer Connections Status
• Manhole Cover and Invert Levels
• Surface Water Drainage information
• Building over agreements
• Adoption agreements
• Trade Effluent Consents and Sewers
• Water Meter Status
The Law Society recommends that a CON29 DW drainage and water search is undertaken as part of every property purchase in England and Wales.
Water and Drainage is now controlled by local sewerage undertakers in almost every local authority area and a separate standard form of Drainage Search (Con29DW) has been agreed with Water UK for submission to those undertakers. Form Con29DW was introduced on 1st April 2002. Drainage Searches can be requested on your behalf from any of the National Water Companies in England and Wales.
